| We’re reaching out on short notice, and we want to explain why. Until last Friday, Sylvan Highlands was in a strong position: the Washington County planner recommended denying Tandem Property’s application to add apartments on SW 66th Avenue. Last Friday, the County reversed that recommendation and now recommends approval. The final decision rests with a hearings officer at a hearing this Thursday, September 17th at 1 PM. Because this is a new phase of the process, any comments submitted previously do not carry forward. If you commented before, please comment again. This is round two, and it matters just as much as round one. Here’s what you can do, and the deadlines: 1. Submit a written comment. Please send it before the hearing, ideally by early Wednesday afternoon, September 16th. You’ll notice the instructions are different from round one. Attend and speak at the ZOOM hearing (this is audio only). You’ll have about 2-3 minutes. You must preregister in advance — please do this as soon as possible, ideally today. See instructions below. If someone else makes the point you intended to make, simply say you agree. Please don’t repeat testimony already given — it saves time for those with something different to add. 3. There are several hearings on the schedule, and we don’t know exactly when ours will be called. Comment Guidelines (Required by our Attorney) Please begin your comment with whichever of these best describes your property: – “My/our property is adjacent to the subject property and within sight and sound of the proposed development” – “My/our property is within 100′ of the subject property and within sight and sound of the proposed development” – “My/our property is within sight and sound of the proposed development” – “My/our property is in the neighborhood abutting the proposed development” The applicant (Tandem Property) is seeking a Transit Density Bonus to increase the project from 84 units to 236 units. Sylvan Highlands Neighborhood Association is on record opposing the development for many reasons, including: – Significant impacts on neighborhood traffic from the proposed addition of 1080 Average Daily Trips (ADT). – Safety concerns in front of the Odyssey School on SW 58th Drive. – Impacts to Sylvan Highlands’ transportation system throughout the neighborhood from development-related cut-through traffic. – Speed concerns on Canyon Court, SW 58th& Skyline Boulevard. – Environmental impacts to the headwaters of Fanno Creek on the development site. – Fire safety concerns for residents of the apartment complex due to limited egress. – Building five-story apartment buildings on top of the Oatfield fault line. – Lack of ingress, egress, and adequate parking options at the apartment complex, creating safety and spillover concerns for nearby neighbors. – Car dependency, lack of access to public transportation & commerce within ¼ mile. Here are some things to talk about: Impacts from intensive apartment construction, traffic loads, environmental concerns & whatever other impacts you might encounter. Do not mention the following: Impacts on your property value, impacts to your view or aesthetics of your property, or any comment on the type of people who occupy apartment complexes. We are joined in our opposition by the Sunlight Cohousing Community on SW Barnes Road, the neighbors immediately adjacent to the property, and Raeburn Estates.
